This mountain-top house is situated at an altitude of 385 meters above sea-level with truly spectacular views of the Ionian and the Aegean Seas towards both the North-East and South-West coasts.

The house has been architecturally designed and constructed using traditional methods, with traditional timber ceilings and deep solid stone walls. It is finished with a high regard to aesthetics and detail, and  furnished to a very high standard, with many luxury fixtures and fittings.

Villa Anassa is set within very private and secluded landscaped gardens, in what was once a small vineyard.

The principal double-story house is 207m2, offering comfortably large living areas, with all principal rooms enjoying spectacular elevated sea views.

On the ground floor an impressive hallway leads into a spacious main lounge or bedroom suite. It is built of exposed natural stone as a barrel-vaulted traditional “Kamara”, and is richly furnished featuring a glorious Persian double bed, sofa, wardrobe coffee table and television. There are large windows facing the sea view.  A WC with handbasin and shower adjoins, but is not en-suite.

The very large “Provençal” country style kitchen/dining room also leads off the hallway. The kitchen is fully equipped for the enthusiastic cook, offering all modern conveniences including a dishwasher, and boasting a Boretti range-cooker (gas hob and electric oven) and an upright twin door fridge-freezer. The ample work surfaces are laid down to marble.

A long oak refectory table comfortably seats 10, and French-doors lead onto an ample, long terrace with sea views, ideal for al-fresco dining or cocktails around the marble topped table.

A further pair of French-doors from the kitchen open out onto an enchanting enclosed walled courtyard, which may be used as an outdoor lounging or eating area.

This courtyard has an antique Byzantine carved marble table, and a traditional wood burning oven.

Quaint stone steps curve up over the oven and lead from the courtyard to a roof-terrace, again with dual aspect sea views both to the NE and SW.

Off the courtyard there is access to a separate quaint single bedroom with en-suite bathroom, WC. This room benefits from private access through the courtyard, and access to the main house via the kitchen.

From the entrance hall, a sweeping stone staircase leads to the first-floor landing and into a large open-plan office (or further reception or bedroom), flooded with natural light with views to the NE and SW coasts. This leads onto a second larger roof-terrace and a Juliet balcony overlooking the approach.

The landing also leads to the principal bedroom-suite, which once more enjoys spectacular sea views.

The bedroom has two Juliet balconies for breakfast or coffee, one facing the sea view and the second looking out south over the courtyard, undulating fields and wild Mediterranean maquis stretching across to distant mountains.

The bedroom leads to a walk-in dressing room and further on, through to the main bathroom with shower, double bath, WC, bidet and double hand-basins.

All first floor accommodation benefits from very high ceilings with traditional exposed wooden beams into the roof space.

Inverter air-conditioning/heating units are fitted to all sleeping areas:  (the barrel-vaulted lounge suite, the main bedroom, the small en-suite courtyard bedroom).

Laundry facilities include a washing machine, dryer, iron and ironing-board.

WiFi reception is available throughout the main house.

The property offers all modern conveniences and it is best placed to offer peaceful isolation, and natural beauty with breathtaking views, along with total privacy, whilst everything is close to hand.

Location:

Gerakari is a small village surrounded by vineyards, grazing sheep and agricultural fields. It is situated at the edge of the largest forest on Kythira which boasts a wide range of indigenous flora, including wild red tulips, narcissi, anemones, orchids, lupins, gladioli and many more.

The commercial capital Potamos, is reached within a 7km drive (10 minutes) and offers many facilities: restaurants, café’s, bars, a pharmacy, fuel stations, hospital, post office, supermarkets, gift and tourist shops, and ATM’s.

Kythira is a medium sized island, offering lots to explore including great opportunities for hiking or cycling trails. Organised rock-climbing and hiking-tours, as well as a diving-school are available on the island.

Stunning beaches, either developed with facilities, or isolated and remote are scattered all around the island.

The nearest beaches are: Platia Amos, Fourni, Agia Pelagia, Kalamitsi and Firi Amos (off Pelagia) which are reached from the property within 15 to 20 minutes by car. Other local beaches are Routsouna, Agios Nikolaos and Likouthimou.
